A warehouse envelope has one job: keep conditioned air in and weather out, across tens of thousands of square feet, without eating your operating budget. Most large buildings fail at it — air leaks at every panel joint, thermal bridges at every girt, and condensation dripping off the deck onto product.

Closed-cell spray foam solves the whole assembly in one pass. Applied to walls and the underside of deck, it insulates at roughly R-6 per inch, air-seals every joint and penetration, and puts a vapour-impermeable surface between humid interior air and cold steel. No batts sagging off girts ten years in, no vapour barrier seams for inspectors to fail.

Metal cladding and block walls have almost no insulating value on their own, and conventional systems — vinyl-faced batts, board stock — leave gaps, compressions, and thermal bridges everywhere structure meets skin. In a 50,000 sq ft building, those details are the difference between a heating bill you budget for and one you fight.

Condensation is the second problem: humid interior air hitting cold steel deck rains onto racking, product, and equipment. Ventilation can't fix it. Only warm interior surfaces can — which means continuous insulation bonded to the steel.
